What happened
Luxury Italian fashion brand Dolce & Gabbana has signed a lease for a new New York City headquarters in Midtown Manhattan. Crain's New York reported on 10/26/2026 that the office will take the entire ninth floor of the Fred F. French building, a 38-story tower. Commercial Observer, reporting the same day, gave the address as 551 Fifth Avenue at the corner of 45th Street. It said the building is owned by the Feil Organization, which announced the lease on Monday.
According to Commercial Observer, the space is 21,000 square feet. Dolce & Gabbana is moving from 546 Fifth Avenue, just across the street. Feil called the deal a "long-term" lease but did not give its length or a move-in date. Commercial Observer cited the New York Post, which first reported the lease, as saying the asking rent for the ninth floor was $65 per square foot.
Andrew Wiener, head of commercial leasing at the Feil Organization, represented the landlord in-house with Tim Parlante and Kevin Driscoll. Louis D'Avanzo, Owen Koorbusch and John Fitzsimons of Cushman & Wakefield represented Dolce & Gabbana. Commercial Observer said the National Women's Soccer League previously signed a 21,000-square-foot, full-floor headquarters lease in the building. Other tenants include the law firms Sadis & Goldberg and Valla Morrison & Schachne.

What it means
Landlords
This is a Midtown office lease and has no direct effect on residential rents, rules or vouchers. Small landlords can read it as one data point on Manhattan office demand, not as a signal for apartment pricing.
Buyers and owners
The reported $65 per square foot is an asking figure, not a confirmed signed rent. Owners comparing commercial space should treat it as a rough benchmark only.
The highlights
- The headquarters will take up the entire ninth floor.
- The Fred F. French building is 38 stories tall.
Why it matters
A full-floor luxury brand lease is one sign of office demand in Manhattan, but it has no direct effect on residential rentals or vouchers.

Background
Commercial leases in New York City are not covered by rent stabilization or other residential rent rules. Rent, term and other conditions are negotiated between landlord and tenant. Reported asking rents often differ from the rent actually paid, because deals can include concessions such as free-rent periods or money for the tenant to build out the space. Residential protections enforced by agencies like HPD and HCR do not apply to office space.
